Downtown Seattle, and the Belltown area bordering it on the northwest side, comprise the most densely populated area in Seattle. With Elliot Bay to the west and hills to the north and east, the downtown Seattle area is quite compact in size. Unlike most downtown areas, Seattle has named theirs “Downtown” as a neighborhood. Residents will say they live or work “in Downtown” instead of just “downtown.”

The population density is indicative of the primary types of residences. Multi-level condominiums are the homes of most of the residents of Downtown. Relaxed height rules in 2006 are not popular with some, as they are expected to encourage many new and higher buildings to satisfy demand for the amenities, views and convenience of downtown Seattle living.

It’s difficult to get even a one bedroom condo residence in the area under $350,000, with prices proceeding to lofty heights from there. The waterfront views are especially desired, and prices climb quickly into the $1.5 million dollar range for 2 bedroom units. One loft community with 1900+ sq ft units is commanding over $800 per square foot.

With Donald Trump said to be considering a highrise condominium project in the Downtown Seattle area, it seems that continued demand and growth is expected. Many very popular restaurants, coupled with world-class shopping make Downtown the place to be if you can afford it.
